Step 01

Initial Consultation

I’ll also give you an overview of the current market and tailor a search strategy that fits your timeline. Clear communication is key, so we’ll establish how you prefer to stay informed.

Get Pre-Approved
I’ll recommend trusted mortgage lenders to help you confirm your budget and mortgage options. Once you have your pre-approval letter, we’re ready to move forward.

Step 02

Your Search Begins

We’ll create a priority list and set up home search alerts. You’ll be the first to know about new properties, even before they hit the market. Together, we’ll tour homes, attend open houses, and explore new constructions.

Step 03

Making an Offer

When you find the perfect home, I’ll prepare a competitive offer. We’ll discuss contingencies like inspections, appraisals, and financing. I’ll guide you through negotiations to reach terms that satisfy both you and the seller.

Earnest Money Deposit
Once your offer is accepted, you’ll make an earnest money deposit, usually between $1,000 and 1% of the purchase price, which will be securely handled.

Step 04

Under Contract

Home Inspection
Within a few days of acceptance, I’ll arrange and attend the home inspection. If repairs are needed, we’ll negotiate them and ensure they’re completed satisfactorily.

Title Report & Appraisal
You’ll receive the title report for review, and the appraisal will be ordered to confirm the home’s value. These steps are essential to finalize your loan and move forward.

Step 05


Final Walk-Through
Just before closing, we’ll do a final walk-through to ensure everything is as agreed.

Closing Day
You’ll sign the final documents at the title company, verify closing costs, and finalize the paperwork. Once everything is in order, the deed will be recorded, and you’ll receive the keys to your new home!
